Buyer’s Stamp Duty Rates Singapore 2026: Marginal Tiers, Worked Examples & Shortcut Formulas

How BSD Is Calculated

Buyer’s Stamp Duty (BSD) uses a marginal rate system: each portion of the property price is taxed at the rate for that tier, not the whole price at one rate. The same principle applies as income tax brackets.

Worked Examples

Example 1: S$850,000 Property

  • 1% × S$180,000 = S$1,800
  • 2% × S$180,000 = S$3,600
  • 3% × S$490,000 = S$14,700
  • Total BSD = S$20,100

Example 2: S$3,000,000 Property

  • 1% × S$180,000 = S$1,800
  • 2% × S$180,000 = S$3,600
  • 3% × S$640,000 = S$19,200
  • 4% × S$500,000 = S$20,000
  • 5% × S$1,500,000 = S$75,000
  • Total BSD = S$119,600

Example 3: S$8,000,000 Property

Build on the S$3M baseline (S$119,600), then apply 6% to the portion above S$3M:

  • Baseline (up to S$3M) = S$119,600
  • 6% × S$5,000,000 = S$300,000
  • Total BSD = S$419,600

Common Agent Mistakes

Mistake 1: Applying a Flat Rate

Wrong: “BSD on your S$1.5M property is 4% = S$60,000.”

Correct: BSD is marginal. On S$1,500,000, the correct answer is S$44,600 (1% + 2% + 3% + 4% applied to each tier in turn).

Mistake 2: Using S$2M as the 5%/6% boundary

The Budget 2023 changes took effect on 15 February 2023. The 5% tier runs from S$1,500,001 to S$3,000,000. The 6% tier begins above S$3,000,000, not S$2,000,000. This is a common error in older publications.

Mistake 3: Forgetting the shortcut adjustment constant changes

The shortcut constant for the above-S$3M tier is S$60,400, not S$50,400. The S$50,400 figure applied to an older rate structure.
