How Much Can You Borrow?

Your home loan eligibility in Singapore depends on three key factors: your income, existing debts, and property value. Banks and HDB use the Total Debt Servicing Ratio (TDSR) to ensure you can afford your loan.

For HDB loans, the maximum loan amount is 80% of the property value (LTV ratio), with a mortgage servicing ratio (MSR) capped at 30% of your gross monthly income. For bank loans on private properties, the LTV ratio is 75% for first-time buyers, and TDSR (all debts) must not exceed 55% of your gross monthly income.

Loan tenure also affects your eligibility: longer tenures reduce monthly payments but increase total interest. HDB loans cap tenure at 25 years or age 65, while bank loans can extend to 30 years or age 75.
