CEA Registration Renewal Cycle
CEA salesperson registration is valid for 2 years from the date of registration or last renewal. Salespersons must apply to renew through the CEA online portal before their registration expires. There is no automatic renewal — each salesperson is responsible for tracking their own expiry date.
A salesperson whose registration has lapsed is not permitted to perform any estate agency work, including marketing property, conducting viewings, negotiating transactions, or collecting commission. Working while lapsed is an offence under the Estate Agents Act.
CPD Requirements Overview
As a condition of registration renewal, every salesperson must complete a minimum number of CPD hours per year. CPD is structured into mandatory (core) topics and elective topics.

Core CPD — Mandatory Topics
Core CPD topics change each year based on CEA's regulatory priorities. In recent years, core topics have covered areas such as:
- Anti-money laundering (AML) and countering the financing of terrorism (CFT)
- Ethical practice and CEA Code of Ethics and Professional Client Care
- Housing policies and regulatory updates (ABSD, cooling measures, HDB rules)
- Consumers Protection (Fair Trading) Act and consumer rights in property transactions
- Personal Data Protection Act (PDPA) obligations for property agents
Elective CPD — Topic Areas
Elective CPD gives salespersons flexibility to build knowledge relevant to their practice area. CEA-approved elective topics include:

- CPD records: Approved providers submit CPD completion records directly to CEA's CPD system. Salespersons can check their CPD hours in the CEA online portal at any time
- Shortfall consequence: A salesperson who has not met the CPD minimum by 30 June of the CPD year cannot renew their registration at the next renewal cycle until the shortfall is remedied
- Disputed records: If a provider has not submitted attendance records, the salesperson should follow up with the provider — it is the salesperson's responsibility to ensure records are accurately reflected in the CEA system
Registration Renewal Process
CEA sends renewal notices approximately 3 months before registration expiry. The renewal process is conducted through the CEA Salesperson Portal.

What Happens If Registration Lapses
If a salesperson's registration expires without renewal:
- Immediate cessation: The salesperson must immediately stop performing all estate agency work
- Re-registration (not renewal): A lapsed salesperson must apply for fresh registration, not renewal — this involves re-submitting identity documents and may require re-sitting the CEA examination if the lapse exceeds a certain period
- Transactions in progress: Any transactions commenced while registered must be handled carefully — the EA should be notified immediately to determine how to manage continuity for the client
- Commission on lapsed transactions: Commission earned on transactions completed after registration lapsed is not legally recoverable
Agent CPD Compliance Checklist
- Check your registration expiry date in the CEA Salesperson Portal — set a calendar reminder 4 months before expiry
- At the start of each CPD year (1 July), check CEA's website for the current year's mandatory core CPD topics
- Book core CPD courses from CEA-approved providers only — verify the specific course is on the approved list before enrolling
- Complete minimum 3 core + 3 elective CPD hours before 30 June of each CPD year

CEA has increasingly approved e-learning formats. Salespersons should check the approved provider directory on the CEA website for the current list of approved online courses.
Q: What if I completed CPD hours but they don't appear in the CEA portal?
A: Contact the training provider first — they are responsible for submitting attendance records to CEA's CPD system. If the provider confirms submission but records are still missing, raise a query directly with CEA. Keep your own records (receipts, certificates, attendance confirmation emails) as backup evidence.
Q: Does switching EAs affect my CPD or registration renewal?
A: No. CPD hours and registration are tied to the salesperson, not the EA. Moving to a new EA does not reset CPD or affect the renewal cycle. The new EA must update CEA with the transfer and the salesperson must ensure their registration reflects the new EA before resuming work.
Q: Are team leaders or managers subject to different CPD requirements?
A: All CEA-registered salespersons are subject to the same minimum 6 CPD hours per year requirement, regardless of seniority or management role. There is no additional CPD requirement specifically for team leaders or senior division directors — however, some EAs impose internal requirements above the CEA minimum.
