Team leaders are distinct from Key Executive Officers (KEOs). A KEO is the individual responsible for the management and operations of the entire licensed estate agency. A team leader operates at the team level within an agency and reports upwards to the KEO or agency management.

  • Be formally appointed in writing by the estate agent (the licensed agency) — the appointment should be documented.

The team leader designation is internal to the agency and does not appear on the CEA Public Register. Consumers checking a salesperson’s registration on the CEA Public Register will see the salesperson’s registration number and the agency they are registered under — not their team leader status.

Commission Structures and Override Arrangements

Team leaders commonly receive a portion of the commission earned by the salespersons they supervise — known as an override. The override arrangement is a private commercial arrangement between the team leader, the salesperson, and the estate agency. It is not regulated by CEA directly, but must be disclosed and handled in accordance with the agency’s internal commission policy and the relevant provisions of the Estate Agents Act relating to referral fees.
