Singapore property listings use several area measurements, and each captures a different scope of space. Misreading which figure is quoted leads to incorrect price-per-square-foot comparisons and misinformed purchase decisions.

Strata Area in Detail
Strata area is the legally defined area in the strata title. It comprises two components:
- Lot area — the internal floor area of the unit, measured to the centre of party walls (walls shared with adjacent units) and the inner face of external walls
- Accessory lot — any separately strata-titled accessory space (car park lot, storeroom) registered to the unit
The share of common property is not added to the strata area figure directly — instead each unit holds a share entitlement in the common property proportional to its strata area. This share entitlement determines the management corporation (MCST) voting weight and maintenance fee contribution.
HDB Floor Area
HDB flats are sold by internal floor area, not strata area. HDB measures from the internal face of perimeter walls. This produces a number that reflects livable space more directly than strata area.
The floor area stated in the HDB resale portal and approved Lease is the definitive figure. Corridor, void deck, and lift lobby space is not included — this is why HDB PSF and condo strata PSF are not directly comparable even for adjacent projects.

Unit Efficiency Ratio
The efficiency ratio compares usable internal area to the strata area. A high-efficiency unit has more livable space relative to the total strata area — meaning less is allocated to common property share.
Typical efficiency ranges for Singapore condominiums:
- 75%–85% — standard range for most condominiums
- Above 85% — high efficiency; older condos with minimal common facilities, boutique projects
- Below 70% — low efficiency; large common areas, extensive facilities, luxury developments with generous lobbies
GFA and Plot Ratio — Planning Context
Gross floor area (GFA) is a URA planning concept used to control development intensity. Each site has a permissible plot ratio — the ratio of GFA to land area — specified in the Master Plan.
GFA includes all floors, mechanical and electrical spaces, stairwells, and lift shafts. URA provides bonus GFA for qualifying green features, sky terraces, and communal recreational facilities under balcony and indoor recreation space guidelines.
Individual buyers rarely interact with GFA directly, but it becomes relevant in:
- En bloc assessments — remaining GFA headroom determines development potential and affects the collective sale reserve price
- Conservation shophouses — GFA rules constrain permissible alterations
- Landed additions and alterations — GFA limits apply to what can be built on a landed plot
New Launch Saleable Area
For new launches, developers present a "saleable area" in their price lists. This is typically the strata area but developers define it differently — some include the full balcony, others include only 50% of balcony area, and a minority use internal floor area.
URA requires developers to disclose area basis in the Option to Purchase (OTP). Agents should read the OTP and the developer's Sales & Purchase Agreement (SPA) definitions carefully and advise clients accordingly before they exercise the option.
Frequently Asked Questions
Q: Is strata area or floor area used for stamp duty calculation?
A: Stamp duty (BSD and ABSD) is calculated on the purchase price or market value — whichever is higher. Area is not used to compute stamp duty directly. However, area affects price comparisons and negotiations, which indirectly affect the transacted price on which stamp duty is assessed.
Q: Can a developer change the strata area after the unit is sold?
A: No. Once the strata subdivision plan is approved by SLA and the strata title is issued, the area is legally fixed and recorded in the SSCT. Minor differences between developer brochure figures and the final SSCT are possible due to as-built surveys — always verify the SSCT area once issued.
Q: Why do some units have a much larger strata area than internal area?
A: Units with large balconies, private lift lobbies, or private enclosed spaces (PES) at ground level add substantially to the strata area beyond the internal air-conditioned space. A penthouse with a large roof terrace will show a high strata area relative to its internal living space.
