The 3Gen flat typically offers:

- The parents cannot move out of the flat during the MOP without HDB approval. Removal of essential occupiers during the MOP is not permitted without specific justification and HDB approval.
Resale of 3Gen Flats
After the MOP, the flat can be sold on the open resale market, but with specific restrictions:
- 3Gen flat resale buyers: When selling a 3Gen flat, the seller can only sell to a buyer who qualifies for the 3Gen flat scheme — i.e., a multigenerational household meeting the citizenship and household composition requirements. This significantly restricts the pool of eligible buyers.
- Impact on resale value: The restricted buyer pool for 3Gen flats means the resale market is smaller than for standard HDB flat types. Sellers should be aware that the liquidity of a 3Gen flat in the resale market is lower, and pricing may be affected by the limited buyer eligibility.
- CPF grants for 3Gen resale buyers: Buyers of 3Gen resale flats may be eligible for applicable CPF housing grants, subject to the standard grant eligibility conditions (income ceiling, citizenship, etc.).
Proximity Housing Grant Alternative
Families who cannot or do not wish to apply for a 3Gen flat may consider purchasing separate flats near each other instead. The Proximity Housing Grant (PHG) is available to HDB resale flat buyers who purchase within 4km of their parents or married child (or within the same town in some cases), providing a cash grant of $10,000 to $30,000 depending on eligibility.

Advise clients that when they come to sell the flat, they can only sell to another qualifying multigenerational household, which limits the buyer pool compared to standard HDB flat types.
- Consider the PHG alternative: For families who want to live near each other without the constraints of a 3Gen flat, explore whether purchasing separate nearby flats with the Proximity Housing Grant makes more sense for their specific situation.
- Check availability in current BTO exercises: 3Gen flats are not always offered in every BTO exercise. Refer clients to HDB's website for current BTO launches and availability.
